Part 1 extract one: Two estate agents discuss a flat that has attracted viewings but no offers

Synthetic practice recording. This is not official exam audio.

Read listening script

Man: The flat on Quarry Road has been on our website eleven weeks, Lena, and not one offer. We have to tell the owner the price is too high. Woman: I'm not convinced. The flat above it sold for almost the same in the spring, and that needed a new kitchen. And we've had fourteen viewings. Man: That's what puzzles me. They look round, they're polite, and then nothing. Woman: I went through the feedback forms. Nobody mentions the price. What they all mention is the second bedroom: 'smaller than we expected'. Now, a small second bedroom doesn't put buyers off in itself; half the flats in that street have one. But the photos were taken with a wide-angle lens, so the room looks twice its real size. People turn up expecting one flat, find another, and leave feeling misled. Man: So we get it photographed again? Woman: Any photo of a room that size either flatters it or makes it look like a cupboard. I'd rather add a floor plan with the furniture drawn to scale, so people can see there's space for a single bed and a desk. Man: We'll get fewer viewings. Woman: Probably. But they'll be the right people. Man: Fine. And we leave the price alone for now. I'll ring the owner this afternoon.
